Financial Proposal

Bare Shell Rental

For DLF IT Park: Rs. 45/- per sq. ft per month on super built up area for bare shell.

Service Tax as applicable shall be additional.

Car Parking Space One Parking space per 1,000 sq. ft. of leased area will be provided on payment of Rs 3,000 per car park per month. Any additional car parking spaces will be provided, subject to availability, on payment of Rs 4,000 per car park per month.

The car park maintenance charges will be included in the overall maintenance charges.

Service Tax as applicable shall be additional.

Interest Free Security *

Equivalent to 9 months rentals.
Lease Period 3 + 3 + 3 years
Escalation Rent, Car Parking and all securities will be increased by 20% after 36 (Thirty Six) months and 72 (Seventy Two) months respectively from the dates of Lease Commencement.
Interest Free Maintenance Security (IFMS) Nine (09) Months maintenance amount estimated @ Rs 12.50/- per sq. ft. per month of super built up area. These maintenance charges are charged for normal office hours i.e. from 8.00 a.m. to 8.00 p.m. from Monday to Friday and from 8.00 a.m. to 2.00 p.m. on Saturday except Sundays and Public Holidays.

If the Lessee has 24*7 operations, then IFMS will be based on Nine (09) Months maintenance amount estimated @ Rs. 25/- per sq. ft. per month of super built up area.

The above maintenance rates are estimations as on 1.4.2008 will depend on the relevant rates of petroleum products, taxes, wages & salaries at the time of Lease Commencement.

Bulk Electricity Supply Deposit Bulk Electricity Deposit @ Rs. 4,000/- per KVA of Power Load for 0.006 KVA per sq. ft. of leased area. Any additional power load required by THE LESSEE shall be provided not exceeding 3% of 0.006 KVA per sq. ft. of leased area, subject to availability and on payment of a non-refundable deposit of Rs 10,000 per KVA of power load in addition to the refundable deposit of Rs. 4,000/- per KVA of power load. However, any additional infrastructure cost required for supply of power from the source of power to the electrical tap off box on the floor shall be borne by THE LESSEE at Cost + 20% basis.
Municipal Taxes The Lessee shall be liable to pay on its account all Government / Local Body / Authorities Levies, any Taxes on Property, Charges, Rates, Cesses, Fees, wealth tax, etc. (excluding income tax)  and all increases / fresh impositions thereof as applicable and attributable to the said Plot / said Building / said Premises on lease with them from the Date of Memorandum of Understanding.
  • PAYMENT TERMS
At the time of signing of the “MOU”. Interest Free Security equivalent to Three (03) months rentals.
At the time of initialling of the Lease Deed Interest Free Security equivalent to Three (03) months rentals.
At the time of handing over possession for occupation/ signing of Lease Deed, which ever is earlier. Interest Free Security equivalent to Three (03) month’s rentals.

Interest Free Maintenance Security equivalent to Nine (09) Months estimated maintenance charges.

Bulk Electricity Supply Deposit equivalent to Rs. 4,000/- per KVA of power load.

Cost of common passage

  • This offer is valid subject to availability of space at the time of your confirmation and the rentals quoted shall depend on the rentals prevailing at the time of signing of the document.
  • The rentals quoted above are for bare-shell condition of the premises.
  • DLF would be taking care of maintenance of the building. Maintenance charges shall be payable at actual expenses incurred + 20%.
  • The Intending Lessee shall not have the option to terminate the lease during the initial term of the lease. Subsequently, the lease can be terminated by giving six months notice or rent in lieu thereof.
  • Rentals quoted above are exclusive of all taxes i.e. central, state and municipal.
  • Stamp duty and Registration charges are to be paid by the Lessee.
  • The entire cost of the finishing works related to the common passage including the cost of the partition wall will be paid by The LESSEE to The LESSOR @ Rs. 90/- per sq. ft. of the leased super built up area on signing of the Lease Deed.
